Million Dollar View

I am selling this fantastic view property. It is located in the absolutely stunning N.Central Oregon Coast in Pacific City. It is in an established neighborhood of custom homes on a cul-de-sac overlooking a pristine estuary, the tidal mouth of the Little Nestucca River. The view is the beautiful Bob Straub State Park and will never be built upon. The hillside is not very steep on this lot, but gets steeper down the south facing hill so you see very little of other homes... mostly just this beautiful view.

The lot is a triangular shape, the road unpaved and not condusive to anything but local traffic (gravel switch-backed). The neighborhood is called Pacific City Heights and has an active neighborhood association. There is a building height limitation basically 1.5 stories from the high point of your property. I don't follow this too closely, so double check the current code for the technicalities. The property has a nice moderate slope so you can build more than 1.5 stories from the lower parts of the property which slopes TOWARDS the best view. The possibilities are exciting and diverse. The property is on city sewer and utilities are right up to the property.

Some virtues of LOCATION:
- This lot is on the south face of a wrinkle that is perpendicular to the coastline. The cul-de-sac of 7 lots are set on the "endpoint" of this hill, and provides sweeping views of the north, west, and south as you come around the circle. In the summer in Oregon, it's clear and nice but a cool north wind blows along the coast. Being on the south side of the hill you have a natural wind break in both the hill and your home... so a sunny windless deck facing miles south along the coast to Cascade Head. The bay of the Little Nestucca River changes dramatically with the tides, from a full bay at high, to a curvy ribbon coursing through clam-filled mudflats and grasses at low.

- The beach forming the Little Nestucca Bay is over 2 miles long and I have a collection of sand dollars collected from it over the years. You can be nestled in on the edge of a neighborhood, but your view will see very little of any of it. Its not a quick walk to the beach, but quick on a bicycle. I'd definitely have to walk the bike back up the hill, but you are only 1/3 to 1/2 way up, so that is fortunate, and doable. Plus, most of the ride to the beaches is flat, the only hill is right at the base of the hill this lot is on.

- There is a row of trees and you can leave a buffer between your house and the only abutting property, to the west. A couple nice trees near the road might be left for shade and beauty. Most of the property is brush, shrubs and some small tree volunteers, but it's growing quite a bit and obscures the view from when this pic was taken. A Bulldozer will make short order of what you don't want. I'm not going to mess with it to keep the soil intact. You can get a decent idea of the lay of the land on google satellite, earth, etc. I created a google map to get a more accurate pointer. The north view lots do have the classic Haystack Rock, and the west view lots have a sweeping straight on view of the ocean, but the south facing view of this lot is to me the most interesting. It shows the bay, mouth of the river, distant headlands... and undergoes the most changes with the tides by far, which is what I like. Combined with the shelter from summer north winds while facing the winter southern storms, you probably have the best of all worlds with respect to location.

Yes, I'm asking $500,000.00 for this property. I know some much steeper lots up the hill have sold for $300,000.00 and that was quite a few years ago. I will be happy to answer questions or help you get answers. I am selling 'by owner'.
